Deconstruction of Surplus Property at 4004 Island Crest Way
In July 2021, the City of Mercer Island purchased a vacant one-story house at 4004 Island Crest Way. Built in 1954, the property was in the early stages of a complete remodel. The City intends to remove the house entirely, revegetate the exposed soil, and use the parcel to address current transportation needs for the nearby intersection of SE 40th Street with Island Crest Way, as well as future capacity growth at the intersection.
Rather than being demolished, the City’s contractor is carefully deconstructing the structures so that the greatest amount of material possible (beams, doors, windows, etc.) is salvaged for reuse locally. The remainder is disposed or recycled according to King County regulations.
The site will be maintained as City open space until future plans are established.

Status Updates
December 2022
Leyland Cypress trees planted, site cleaned up. Project now complete.
November 2022
Construction of a new cedar panel fence along the southern border (and parts of the eastern border) occurred at the beginning of November.
October 2022
With the arrival of planting season, 5 large Leyland Cypress trees have been delivered for planting at the SE corner of the parcel to help screen the neighboring properties. City crews also installed a watering standpipe and cleared brush/brambles.
January-May 2022
Work began in early 2022 with removal of dead or diseased trees, followed by silt fencing installation and other site protection measures.
The City’s contractor (Calli-Denney Construction) has removed the garage and house, and salvaged all re-usable materials. Deconstruction work was complete in mid-April, after which the foundation hole was filled.
The site was re-seeded with grass in early May.
